To Whom It May Concern

James Carroll and Nail It Carpentry & Construction undertook and completed significant work in our home – a 1985-built, 3 bedroom semi-detached home in Maynooth.

At a high level this work included:

Completely stripping all floors, all wall insulation and all party-wall plasterboard.
Removing all ceilings downstairs.
Scrapping down ceilings upstairs which previously had stipped-effect plaster.
Installing new insulation in the loft, new boarding in the loft for storage and a new loft ladder.
Using his 3rd party electrician to entirely re-wire the house, including new fuse board and electrical certification.
Installing new warm board insulation throughout, and installing new window sills.
Installing new acoustic insulation on all party walls.
Installing new ceilings throughout downstairs.
Plastering all ceilings and walls.
Sanding pine floors downstairs and installing new skirtings.
Painting all ceilings, walls and woodwork to specification.

James was incredibly accommodating of other contractors – doing most of the coordination with our plumber, including doing work for them to allow the work to progress more smoothly. This included entirely stripping the bathroom, removing the flooring, sub-floor and old plumbing, installing a new sub-floor, installing warm board insulation and plastering walls and ceilings. Additionally he very kindly coordinated with his electrician to do the electrical work, lights and fan, on behalf of our plumber in the bathroom. Our plumber unexpectedly found that the house needed to be completely re-piped, and again, James worked around this change of plan, allowing the plumber sufficient time to access while the downstairs ceilings were down.

James came to our rescue when another contractor did an unsatisfactory job of pine flooring downstairs. At short notice, James arranged re-sanding and varnishing, installation of skirtings and repainting of walls marked by the other contractor.

On several occasions, when James noticed problems, he either dealt with them himself or raised them immediately for discussion in order to progress without delay with an agreed solution.

James completed the work entirely to budget and the vast majority of the work was completed within time expectations.

James was considerate of our neighbours, ensuring skips were removed as soon as they were full, and even put with curious neighbours with unusual requests.

James’ communication with ourselves and with other contractors was outstanding.

It was an absolute pleasure working with James and his team. We have no hesitation recommending the quality of his work and would be very happy to work with him again.
